Lot Study
Before any plan, the lot tells us what is possible. We walk it with you, study the setbacks, talk to the neighbors, and confirm what can be built before you commit to a dollar.
Custom Design
Architectural collaboration with your designer or one of ours. Plans tuned to how your family actually uses a home, finishes chosen for the coast and the climate they will live in.
Permits & Approvals
Whatever the project needs, we work with the licensed architect and engineers to get you through the permitting process in an efficient manner.
Ground-Up Build
Foundation pour to final cabinet pull. Dennis or Reid on the site every day, coordinating the trades directly, watching the details that determine how the home ages.
Move-In Care
The final walk-through is not the last conversation. We hand over the keys, work the punch list, and stay close for the first year while the home settles into itself.
